Current vs. Build-Out Scenario

The Current Scenario shows all docks built under the existing regulations as of April 2001 and is the baseline for comparing the scenarios.

Under existing regulations, the Build-Out Scenario shows what Green Pond would look like if every eligible property built a dock.

Key Points in Regulations

Resource conservation areas: None exist

Types of docks used: three are allowed by current regulations

  • Individual dock (dock with one boat slip)
  • Community dock and Common dock (shared dock with two or more boat slips). Although shared dock types exist, these are rarely used under the current regulations.

Details of dock styles used:

  • Dock size: Up to 490 square feet
  • Maximum length: 100 feet
  • Depth requirement: Minimum of 3 feet at mean low water
  • Mooring buoys per dock: None
  • Dock piling style: Double pilings
